Title: What is a fair price for a 1940 Steinway Upright?

I realize there are a ton of variables, but please give me a ballpark range on market value if you have any ideas. Assume a case that is pretty much mint with no chips, scratches, etc... Assume no damage to the soundboard or other internal parts, but just needs normal tuning.

Can you give me a high and low end of what I might expect to pay? I would have it professionally appraised if I get serious about purchasing it. Thanks.
